A newer Jacks Point property has a workable building platform but an unresolved, steeply falling section toward the boundary that currently just sheds water downhill. The brief is deliberately staged: resolve the fall into two usable outdoor zones rather than redesign the whole section at once. Site assessment records actual levels, checks the address against QLDC hazard mapping given its position near mapped ground constraints, and confirms where a lawful discharge point for slope water already sits. The resulting concept steps the fall with two shorter retained terraces rather than one tall wall, keeping engineering scope — and the fee — proportionate to what the site actually needs rather than a worst-case assumption. Because the subdivision is still relatively new, boundary planting hasn't matured into any real windbreak yet, so the concept also sequences a shelter hedge along the exposed edge early, well ahead of the softer planting that will eventually sit behind it.
