Snow load and shedding

An elevated Quail Rise property drops close to two metres from the living area toward the boundary, with strong exposure to wind and, through winter, meaningful snow load on any exposed surface. Rather than one large elevated deck fully open to the weather, the brief resolves the level change with a smaller deck close to the house, partly sheltered by the building itself, stepping down to a lower gravel terrace used mainly through the warmer months. Substructure and balustrade requirements are engineered to account for snow load given the site's elevation, and a simple screen is added on the windward side so the upper deck earns genuine use across more of the year, including on cold but clear alpine days, rather than sitting unused through winter. Access for the build itself is planned around the property's narrow shared drive, with decking timber and screening materials staged in smaller loads rather than delivered as one drop, since there's nowhere on site to store a full pack.

Confirm scope is genuinely comparable.
- Confirm deck height above sloping ground at its tallest point, and whether snow load has been included in the structural design.
- Ask what substructure and footing depth is specified for the actual slope and elevation, not a flat-site or milder-climate assumption.
- Check how materials will reach the build site given steep drive and narrow bench access on much of Queenstown's terrain.
